Q. What will your fees be?
A. It is impossible for us to give a fee quote without fully understanding the nature of the project, the level of input you require, the type of building and it’s surroundings. Each of our fee quotes are tailored to suit each individual set of circumstances.
Q. How much will the build cost?
A. Construction costs are rising all of the time due to fluctuations in currencies, the cost of raw materials and supply and demand of labour. We currently advise Clients to base their calculations on £2,100 per square metre including Vat. This allows for a finished build, but excludes floor finishes and kitchens.
Q. How long will it take to obtain planning consent and before the builders can start?
A. This is a very difficult question to answer; the planning process is complex and whilst we can guide on best practice and design, it is impossible to guarantee planning consent will be granted. Depending on the complexity of the project and the circumstances, it may take several attempts to obtain planning consent. As a very crude rule of thumb, on average we suggest that it will be a minimum of 10 months from our appointment to the builders starting on site.
Q. How quickly can you start?
A. It will always depend upon current workload, but we will usually be able to start between 4 and 6 weeks from appointment.
